May Statistics for Arlington

Arlington County was the picture of stabilty in May 2010 versus 2009.

Why?

Because Arlington did not go down in price as much as the suburbs further out, like Fairfax.

The average single family home in Arlington went up 4.51 percent.

The average townhouse went up 1.78 percent.

These numbers are compared with the same period a year ago.

Bargaining room? Only about 3 percent off asking price in Arlington in May 2010.

May Statistics Fairfax VA

During May 2010, the average sales price in Fairfax went UP 6.78 percent compared with the same period in 2009.

Townhomes fared better than attached homes. Towns went up 12.46 percent versus “only” 8.62 percent for single family homes.

The average days on market dropped in 2010 to 38 days from 77 days in 2009.

Bargaining room? In May 2009, about 8 percent off asking price.

May Statistics Montgomery County

Montgomery County in Maryland had a GREAT month in May.

The total dollar volume of sales was up a whopping 23.04 percent over May 2009.

Average days on market was 51 days in May 2010 versus 105 days for the same period a year ago.

The average single family detached house climbed in price to $538,000 from $526,000 a year ago.

The DC real estate market in May was great. Low interest rates and the Federal government employment base bouyed prices.

This is amazing: total homes sold in May 2010 were 662 versus 484 in May 2009, an increase of almost 37% !!

Bargaining room? On average in DC, only 5 percent off list price.
