Outsaving home price inflation

I am working with a first-time homebuyer who said they were ok with renting for another year, and saving up more money for a downpayment, and thus reduce their mortgage loan payment. I said NOT! There is no way, repeat NO WAY, someone receiving a normal paycheck will be able to save enough money to beat home price inflation.
